Property Manager

Position Summary
The Property Manager oversees the daily operation, maintenance, presentation, and overall condition of a private residential property in Burleson, Texas. Reporting to the Chief of Staff, this role serves as the primary contact for property matters, coordinates vendors and contractors, and ensures that buildings, grounds, systems, vehicles, and equipment are properly maintained.
This is a hands on position for a proactive and dependable professional who can identify concerns, resolve issues, coordinate maintenance, and maintain high property standards. The Property Manager will also maintain and improve property manuals, service schedules, operating procedures, and inspection checklists.
Key Responsibilities
Property Operations and Maintenance
• Oversee buildings, grounds, utilities, vehicles, equipment, and other property assets.
• Conduct routine property inspections and address maintenance, safety, security, operational, and appearance concerns.
• Coordinate preventive maintenance and repairs for HVAC, plumbing, electrical, irrigation, generators, pools, and other property systems.
• Maintain service schedules, maintenance records, inventories, and property checklists.
• Ensure the property remains clean, functional, secure, and well maintained.
• Identify potential problems early and coordinate appropriate repairs or corrective action.
Vendor and Project Management
• Source, evaluate, and supervise vendors, contractors, and service providers.
• Obtain and compare bids and verify licensing, insurance, and other applicable requirements.
• Coordinate scheduling and access for maintenance, repairs, inspections, and property projects.
• Monitor the quality, progress, and completion of vendor work and property improvements.
• Build dependable relationships with qualified service providers.
• Follow up on incomplete work, warranty issues, and outstanding property needs.
Administration and Communication
• Coordinate property priorities and requests with the Chief of Staff, Family Office, property owners, and service providers.
• Provide clear updates regarding property conditions, maintenance, projects, and outstanding needs.
• Maintain organized contracts, warranties, permits, service agreements, manuals, inspection reports, and property records.
• Review and improve procedures, standards, service schedules, and checklists to support consistent property operations.
• Track upcoming maintenance, inspections, registrations, renewals, and service appointments.
Property Readiness and Support
• Prepare the property for owner use, guests, events, and gatherings.
• Coordinate cleaning, maintenance, landscaping, and other services needed to maintain property readiness.
• Assist with property related pickups, deliveries, returns, supply purchases, and other operational requests.
• Respond professionally and flexibly when property priorities or schedules change.
• Maintain confidentiality regarding the owners, property, operations, and service providers.
Qualifications
• At least three years of experience in residential property management, facilities management, building maintenance, luxury residential operations, or a related field.
• Strong knowledge of residential systems, preventive maintenance, and general property operations.
• Experience overseeing vendors, contractors, maintenance work, and property projects.
• Excellent organizational, communication, reporting, and problem solving skills.
• Ability to prioritize multiple projects and follow through to completion.
• Proficiency with Microsoft Office and related administrative software.
• Valid driver’s license, clean driving record, and ability to obtain a Texas driver’s license within the required timeframe.
• Ability to successfully complete background and reference checks.

Physical and Scheduling Requirements
• Ability to walk extensive grounds and inspect buildings, systems, and facilities.

• Ability to respond to occasional urgent property matters outside normal business hours when reasonably necessary.
