Position Summary
The Estate Maintenance Technician is responsible for maintaining the overall appearance, functionality, cleanliness, and safety of the estate’s exterior areas and assisting with interior maintenance projects as needed. This role performs routine preventive maintenance, grounds keeping, minor repairs, equipment care, and luxury vehicle care. The position also supports the House Manager by identifying maintenance needs before they become problems.
The ideal candidate is proactive, detail-oriented, organized, and capable of independently managing daily, weekly, and seasonal maintenance tasks while maintaining the highest standards expected in a luxury private residence.
Key Responsibilities
Exterior & Grounds Maintenance
- Maintain the cleanliness and presentation of the entire property.
- Blow, trim branches, and remove debris from walkways, driveways, patios, and landscaped areas.
- Pressure wash patios, pool decks, walkways, and exterior surfaces as scheduled.
- Clean and maintain outdoor furniture, cushions, dining areas, grills, and outdoor kitchen facilities.
- Keep the driveway, front entrance, and front porch clean and presentable.
- Water landscaping, potted plants, gardens, trees, and shrubs as needed, ensuring the overall health, appearance, and proper care of all landscape features.
- Remove cobwebs.
- Maintain the appearance of exterior windows, gutters, light fixtures, ceiling fans, and water features.
- Monitor the condition of exterior paint, perform minor touch-ups when appropriate, and assist with general property beautification to maintain the estate’s high standards of appearance.
Irrigation & Landscape Systems
- Monitor irrigation systems and perform regular wet checks.
- Maintain irrigation equipment and rust-prevention systems.
- Ensure planters and container plants receive adequate watering.
- Identifies and promptly report leaks, broken sprinkler heads, inadequate coverage, and other irrigation concerns to the House Manager.
Building & Preventive Maintenance
- Conduct regular inspections of the property.
- Perform routine preventive maintenance to maximize the life and reliability of building systems and equipment.
- Inspect HVAC condensation drains.
- Replace HVAC filters as required.
- Inspect windows, doors, locks, and hardware.
- Tighten loose hardware throughout the property.
- Inspect exterior paint and interior baseboards, drywall, paint, and trim, performing minor repairs or touch-ups when appropriate.
Equipment, Mechanical Systems & Vehicles
- Maintain pressure washers and other equipment.
- Keep maintenance tools clean and operational.
- Monitor fuel, oil, and other required fluid levels for applicable equipment.
- Inspect toilets, plumbing fixtures, bathroom hardware, and related equipment for proper operation and address or report minor issues as appropriate.
- Perform seasonal deep-cleaning projects.
- Clean, detail, fuel, and conduct routine visual inspections of luxury vehicles.
Garage & Storage Areas
- Keep the garage clean and organized.
- Organize exterior storage and attic spaces.
- Inspect gates and tighten hardware.
- Maintain an inventory of maintenance supplies, tools, and equipment.
- Maintain a clean, organized, and safe work environment.
Storm Preparation and Emergency Response
- Assist with preparing and securing the estate before hurricanes, tropical storms, and other severe weather events.
- Secure outdoor furniture, cushions, grills, planters, decorations, equipment, equipment, gates, doors, windows, and other vulnerable items or areas as directed by the House Manager.
- Ensure that exterior drains, gutters, walkways, storage areas, and other outdoor spaces are clear and appropriately prepared before a storm.
- Be available to respond to property-related emergencies and urgent maintenance situations outside regular working hours when reasonably required.
- Assist with post-storm property inspections, cleanup, damage documentation, and report to the House Manager.
Team Collaboration
- Coordinate with interior household staff regarding maintenance needs.
- Communicate repair recommendations to the House Manager.
- Assist with special projects as assigned.
- Support estate operations during seasonal preparations, major events, guest arrivals, and other household activities.
- Coordinate professionally with approved vendors and contractors when directed by the House Manager.
- Maintain strict confidentiality and respect the privacy of the principals, family members, guests, and household operations.
- Communicate promptly with the House Manager regarding emergency conditions, storm-related concerns, property damage, or urgent safety issues.
Required Qualifications
- Previous experience maintaining a luxury residence, private estate, or other high-standard residential property is preferred.
- General knowledge of building systems, irrigation, HVAC, plumbing, painting, electrical systems, and exterior and interior maintenance.
- Ability to safely operate pressure washers, power equipment, hand tools, ladders, and other maintenance equipment.
- Strong organizational and time-management skills.
- Basic knowledge of preventive maintenance practices and the safe use of cleaning products, tools, and maintenance equipment.
- Self-motivated, dependable, and attentive to detail.
- Ability to prioritize responsibilities and work independently with minimal supervision.
- Ability to work a flexible schedule, including extended hours and occasional evenings or weekends, as reasonably needed to support estate operations, special events, emergencies, and seasonal projects, and assist with securing the property before a storm.
- Ability to communicate effectively in written and spoken English.
- Valid driver’s license, safe driving record, and reliable transportation.
- Authorized to work in the United States.

- Must be an animal lover who is comfortable working around and caring for household cats, including maintaining pet areas, monitoring their well-being, and ensuring their safety during daily activities and vendor visits.

Physical Requirements
- Ability to stand, walk, bend, climb ladders, kneel, and perform repetitive physical tasks throughout the workday.
- Ability to lift and carry up to 50 pounds and work outdoors for extended periods in hot, humid, and changing weather conditions typical of South Florida.
- Ability to safely operate hand tools, power tools, and pressure-washing equipment.
- Ability to work safely around pools, landscaping equipment, and maintenance machinery.
- Ability to safely move and secure outdoor furniture, equipment, and other items when preparing the property for severe weather.
