Property & Asset Manager
Location: Based in Charleston, SC
Travel: Regular Travel Between Bi-Coastal Properties

ABOUT THE ROLE
A bi-coastal family seeks a highly organized Asset & Property Manager to oversee construction, property operations, infrastructure, vendors, and land stewardship across a growing multi-state portfolio of residences and agricultural properties. This is a senior operational role responsible for maintaining the functionality, readiness, and long-term integrity of the family's physical assets.
The ideal candidate has strong experience in luxury residential construction, estate operations, infrastructure systems, and vendor management. They must be capable of independently managing complex property operations while coordinating closely with the Principal, Estate Manager, Owner's Representatives, architects, contractors, and property staff.
RESPONSIBILITIES
CONSTRUCTION & CAPITAL PROJECTS
- Oversee construction, renovation, repair, and capital improvement projects across the portfolio
- Coordinate with Owner's Representatives, architects, contractors, consultants, and vendors to ensure projects remain aligned with scope, quality standards, budgets, and timelines
- Review bids, proposals, scopes of work, and vendor recommendations for Principal approval
- Maintain project records, budgets, schedules, maintenance logs, and operational documentation
- Conduct regular site walkthroughs to ensure quality control and operational readiness
PROPERTY OPERATIONS & INFRASTRUCTURE
- Oversee all property systems, utilities, infrastructure, and maintenance operations across the portfolio
- Coordinate preventative maintenance schedules, inspections, repairs, and service appointments
- Manage vendors, contractors, and service providers across all estates
- Monitor and maintain HVAC, electrical, plumbing, irrigation, security, septic, well, solar, pool, gate, fencing, and smart home systems
- Ensure all properties remain safe, functional, guest-ready, and operationally prepared
- Oversee household fleet, farm equipment, maintenance schedules, and operational readiness
- Maintain inventories of maintenance supplies, tools, equipment, and operational materials
FARM, GROUNDS & LAND STEWARDSHIP
- Recruit and manage farm, landscape, and grounds staff as needed
- Coordinate operations related to orchards, vineyards, gardens, livestock, regenerative agriculture, and land stewardship projects
- Ensure exterior spaces remain well-maintained, safe, and aligned with the Principal's standards and long-term vision
COMMUNICATION & OPERATIONAL COORDINATION
- Provide clear, organized reporting with written updates, documentation, photos, budgets, and project tracking
- Proactively identify operational issues, infrastructure risks, and vendor concerns while presenting solutions
- Coordinate closely with the Estate Manager to support seamless household operations and estate transitions
- Maintain high standards of professionalism, discretion, organization, and independent problem-solving
QUALIFICATIONS
- 7+ years of experience in estate operations, luxury residential construction management, property management, general contracting, or related operational leadership roles
- Proven ability to manage multiple complex properties simultaneously
- Experience with agricultural, ranch, vineyard, or land stewardship operations preferred
- Highly organized and proficient with project management software, spreadsheets, reporting systems, and operational documentation
- Hands-on understanding of residential infrastructure systems and preventative maintenance operations
- Exceptional professionalism, discretion, judgment, and ability to work independently
- Ability to travel frequently and respond flexibly to operational priorities across properties
