A confidential high-net-worth couple is seeking a discreet, highly capable Property Manager / Estate Manager to oversee the daily operations, maintenance, and long-term care of a fully staffed luxury high-rise residence in Miami Beach, FL.

This is a hands-on, on-site role for a polished private-service professional who can manage household operations, supervise staff and vendors, oversee preventative maintenance, support smart home systems, and ensure the residence is always operating at the highest standard. The role also includes remote oversight of additional properties, with occasional travel as needed.

The ideal candidate is organized, proactive, service-minded, technically confident, and comfortable serving as the principal’s trusted point person for property, household, vendor, and day-to-day operational needs.

Responsibilities

  • Conduct daily walkthroughs to identify maintenance, service, or operational issues.

  • Oversee the daily function and presentation of the Miami Beach residence.

  • Manage household systems including HVAC, plumbing, lighting, appliances, security, and smart home technology.

  • Troubleshoot minor issues directly and coordinate vendors or contractors for larger repairs.

  • Supervise household staff, vendors, contractors, and service providers.

  • Manage scheduling, access, follow-up, quality control, estimates, invoices, and vendor communication.

  • Maintain property notes, service records, warranties, manuals, maintenance schedules, and household checklists.

  • Implement weekly, quarterly, seasonal, and annual preventative maintenance plans.

  • Coordinate household calendars, guest stays, errands, principal preferences, inventories, supplies, and residence readiness.

  • Prepare the home for arrivals, departures, guests, events, holidays, and seasonal transitions.

  • Oversee organization projects, including closets, storage areas, garages, service spaces, and back-of-house areas.

  • Support small- to large-scale events, including vendor coordination, setup, breakdown, staff briefing, and execution.

  • Coordinate with contractors, designers, architects, and project teams during renovations, remodels, and construction-related projects.

  • Manage smart home systems including Control4, AMX, Lutron, Sonos, Google Home, Apple HomeKit, and similar platforms.

  • Serve as the first point of contact for light IT and smart home troubleshooting.

  • Provide regular updates to the principal and ensure strong follow-through on all household priorities.

Qualifications

  • Minimum 5 years of experience in a private household, luxury estate, family office, or high-end property management role.

  • Prior experience as a Property Manager, Estate Manager, Household Manager, or similar private-service role strongly preferred.

  • Strong understanding of luxury home systems, property maintenance, vendor management, and household operations.

  • Working knowledge of renovations, remodels, punch lists, construction timelines, and project coordination.

  • Spanish-speaking highly preferred.

  • Excellent documentation, organization, and follow-up skills.

  • Tech-savvy and comfortable with Mac, PC, Google Workspace, Microsoft Office, shared calendars, and cloud-based tools.

  • Experience with smart home systems and modern household technology.

  • Polished, discreet, calm under pressure, and highly service-oriented.

  • Strong communication skills with principals, staff, vendors, contractors, and outside advisors.

  • Valid driver’s license, clean driving record, and U.S. passport required.

  • Up to date on standard vaccinations, including flu shot.

  • Able to pass a comprehensive background check.
