Property Caretaker

Location: Burleson, Texas

Reports To: Chief of Staff

Position Summary

The Property Caretaker is responsible for the day-to-day care, maintenance, appearance, and readiness of one private residential property in Burleson, Texas.

This is a hands-on role for a dependable and organized professional who can identify maintenance needs, perform minor repairs, coordinate service providers, and ensure property-related tasks are completed properly.

This position does not involve managing multiple residences, supervising household staff, leasing, or tenant relations.

Key Responsibilities

Property Care and Maintenance

  • Inspect the home, grounds, systems, vehicles, equipment, and storage areas.
  • Identify maintenance, safety, security, and appearance concerns.
  • Perform minor repairs and maintenance when appropriate.
  • Coordinate service for HVAC, plumbing, electrical, irrigation, generators, pools, landscaping, and other property systems.
  • Keep the property clean, functional, secure, organized, and ready for owner use.
  • Maintain tools, supplies, equipment, and property inventories.

Vendors and Projects

  • Schedule and coordinate vendors, contractors, inspections, and service appointments.
  • Obtain and compare estimates when requested.
  • Provide property access and monitor work in progress.
  • Confirm that repairs and projects are completed properly.
  • Follow up on incomplete work, warranty issues, and outstanding maintenance needs.

Records and Communication

  • Provide the Chief of Staff with updates on maintenance needs, appointments, projects, and property concerns.
  • Maintain service schedules, maintenance records, warranties, manuals, permits, and inspection reports.
  • Track upcoming maintenance, registrations, renewals, and service appointments.
  • Maintain a list of outstanding items and follow through until completion.

General Property Support

  • Prepare the property for owner use, guests, events, and gatherings.
  • Coordinate cleaning, landscaping, deliveries, and other property services.
  • Assist with property-related errands, purchases, pickups, and returns.
  • Receive vendors, contractors, and deliveries when needed.
  • Maintain confidentiality regarding the owners, property, and household operations.

Qualifications

  • At least two years of experience in property maintenance, facilities maintenance, construction, residential services, handyman work, or a related field.
  • General knowledge of residential systems, preventive maintenance, tools, and basic repairs.
  • Experience working with vendors, contractors, or maintenance projects.
  • Strong organizational, communication, and problem-solving skills.
  • Dependable, hands-on, discreet, and able to work independently with strong follow-through.
  • Comfortable using email, calendars, Microsoft Office, and basic administrative software.
  • Valid driver’s license and clean driving record.
  • Ability to successfully complete background and reference checks.

Physical and Scheduling Requirements

  • Ability to walk the property and inspect buildings, systems, and grounds.
  • Ability to lift up to 50 pounds occasionally.
  • Ability to safely perform routine physical property tasks.
  • Ability to work outdoors in varying Texas weather conditions.
  • Ability to respond to occasional urgent property matters outside normal business hours when reasonably necessary.
