Position Summary

We are seeking a highly capable and detail-oriented Property Manager – New Construction (Owner’s Representative) to oversee the development of a luxury residential estate from construction through completion and into ongoing property operations. This individual will serve as the primary liaison between the ownership group and the construction and project management teams, ensuring the project is executed to the highest standards of quality, efficiency, and discretion.

This role requires a hands-on professional with strong technical knowledge, exceptional organizational skills, and the ability to operate seamlessly in a high-expectation, fast-paced ultra-high-net-worth (UHNW) environment.


Key Responsibilities

  • Act as the owner’s representative throughout all phases of construction, ensuring alignment with ownership vision, standards, and timelines
  • Partner closely with construction management and project teams to oversee progress, budgets, and deliverables
  • Monitor project timelines, milestones, and budgets; proactively identify and address risks or delays
  • Coordinate with architects, designers, contractors, and vendors to ensure seamless execution
  • Review plans, proposals, and invoices; assist in managing project costs and approvals
  • Conduct regular site visits to ensure quality control and adherence to specifications
  • Maintain clear and consistent communication with ownership and key stakeholders
  • Support transition from construction to property operations, including system handover and vendor onboarding
  • Assist in developing and implementing property management processes, maintenance protocols, and vendor relationships post-completion

Qualifications

  • 7–10+ years of relevant experience overseeing high-end residential construction projects, estate operations, or acting in an owner’s representative capacity
  • Prior experience supporting ultra-high-net-worth (UHNW) individuals, families, or private estates, with a strong understanding of discretion, service expectations, and working in highly personalized environments
  • Academic or professional background in engineering, architecture, construction management, or a related technical discipline; practical, hands-on project experience is essential
  • Comprehensive knowledge of the residential construction process, including planning, execution, and project closeout
  • Strong judgment and the ability to make informed decisions in real time while balancing competing priorities
  • Excellent communication skills, with the ability to engage effectively with principals, consultants, contractors, and vendors
  • Financially savvy, with experience managing budgets, reviewing proposals, and overseeing project-related expenditures
  • Highly organized with a proactive approach to managing timelines, details, and deliverables
  • Comfortable operating in a dynamic, fast-paced environment with evolving project needs
  • Self-motivated and resourceful, with the ability to work independently while also collaborating closely with a broader team
  • Project Management Professional (PMP) certification is a plus, though not required
  • Bachelor’s degree in a relevant field is preferred, though equivalent experience will be considered
