House Manager & Maintenance Lead

Full-Time | Live-out | Miami Beach, FL

About the Property

A private, waterfront residence on North Bay Road in Miami Beach. The main house is approximately 20,000 square feet on a 1-acre waterfront lot, and the estate also includes an adjacent lot, bringing the total managed grounds to nearly two acres. The property features a pool, cabana, boat dock, generator, extensive home automation and security systems, and mature landscaping across both lots.

This is a hands-on, live-out, full-time position based on-site.

About the Role

We're looking for a true right hand for the household: part hands-on handyman, part house manager. This is not a purely supervisory role and it is not a purely technical one. The right person can still pick up a drill and fix something themselves when needed, but the bigger value they bring is making sure the estate's outside vendors (electricians, pool techs, landscapers, AV/network techs, and general contractors) show up on schedule, do quality work, and are held accountable. 

Think of it as a step up from a traditional handyman position: someone who still knows their way around basic repairs, but who is also organized, detail-oriented, and comfortable managing people and schedules.

Key Responsibilities

Property & Vendor Management

• Serve as the day-to-day point of contact for the household's outside vendors and contractors across electrical, plumbing, pool/water features, landscaping, pest control, HVAC, home automation/AV, and general contracting
• Schedule, oversee, and follow up on vendor visits and repairs to make sure work is completed correctly and on time
• Maintain and update a running maintenance log and punch list across both structures and lots using collaborative software tools
• Be proactive: Conduct regular walkthroughs of the entire property (interior, exterior, dock, and the second lot) to catch issues early
• Help manage a household maintenance budget, tracking vendor costs and recurring service schedules
• Support seasonal maintenance planning (pre-arrival and post-departure prep, storm prep, etc.)

Hands-On Maintenance

• Handle basic handyman-level repairs directly: minor electrical, plumbing, carpentry, hardware, painting, and general fix-it tasks
• Perform routine checks on mechanical systems, pool equipment, gates, generators, and irrigation
• Assist with small projects (installations, furniture assembly, touch-ups) that don't require an outside vendor
• Respond quickly to urgent issues (leaks, power outages, equipment failures) and either resolve them directly or escalate to the right vendor

Household Support

• Coordinate with housekeeping and other household staff to keep the property guest-ready at all times
• Support setup and breakdown for family events or gatherings as needed
• Maintain inventory of tools, supplies, and household equipment

Qualifications

• 3+ years of experience in a private household, estate maintenance, property management, or high-end residential handyman role
• Comfortable with basic electrical, plumbing, and carpentry work
• Proven ability to manage or coordinate outside vendors and contractors
• Highly organized, with strong follow-through on open items
• Discreet, professional, and comfortable working in and around a family's primary residence
• Valid driver's license and reliable transportation
• Physically able to perform maintenance tasks and property walkthroughs
• Experience with waterfront properties, pools, or home automation systems is a plus

Schedule

Full-time, on-site at the Miami Beach property. Some flexibility required around family travel and occasional after-hours issues (storm prep, urgent repairs, alarm).
