We are seeking an exceptionally hands-on, mechanically inclined Houseman / Property Manager to oversee the day-to-day care, maintenance, and operation of a large, complex oceanfront private residence.

This role is ideal for someone who genuinely enjoys working with their hands, spending time outdoors, solving problems, and fixing things. We are not looking for someone who simply identifies that something is broken and recommends calling a vendor. We are looking for a true “Mr. Fix-It” someone with the technical knowledge, curiosity, resourcefulness, and practical experience to diagnose problems, troubleshoot systems, and complete repairs in-house whenever safely and reasonably possible.

The property is approximately 20,000 square feet and includes extensive indoor and outdoor systems and infrastructure, including pools, spas, a seawall, beach access and stairs, HVAC systems, electrical systems, plumbing, irrigation, exterior lighting, pumps, mechanical equipment, and other residential systems.

The Ideal Candidate

The right person is naturally hands-on and takes pride in figuring things out. When something stops working, their first instinct is to investigate the problem, understand the root cause, and determine whether they can repair it themselves.

We fully understand that certain projects require licensed specialists, specialized equipment, permits, or a level of complexity that makes outside vendor support appropriate. However, the goal of this role is to significantly increase the number of repairs, maintenance items, and projects completed in-house rather than automatically outsourcing them.

The successful candidate will be comfortable opening equipment panels, tracing the source of a leak, troubleshooting why a pump is not operating correctly, replacing components, making repairs, performing preventive maintenance, researching unfamiliar systems, and getting their hands dirty when needed.

Key Responsibilities

  • Serve as the primary hands-on facilities and maintenance resource for the residence.

  • Proactively inspect the property and identify maintenance needs before they become larger problems.

  • Diagnose, troubleshoot, repair, and maintain a wide variety of residential systems and equipment.

  • Perform hands-on work involving basic to intermediate plumbing, electrical, HVAC, mechanical, carpentry, painting, hardware, and general repairs.

  • Maintain and troubleshoot pools, spas, pumps, filters, heaters, and related equipment.

  • Monitor and maintain outdoor systems, including irrigation, drainage, exterior lighting, beach stairs, seawall areas, gates, doors, and other property infrastructure.

  • Troubleshoot leaks, clogs, equipment failures, electrical issues, mechanical problems, and other day-to-day facilities concerns.

  • Perform routine preventive maintenance throughout the property.

  • Maintain tools, equipment, parts, supplies, and an organized workshop or maintenance area.

  • Keep accurate records of maintenance, repairs, equipment servicing, warranties, and recurring issues.

  • Research replacement parts, technical manuals, and repair solutions when needed.

  • Determine when a repair can and should be handled in-house versus when a licensed or specialized vendor is genuinely required.

  • When outside vendors are necessary, clearly diagnose and document the issue when possible, coordinate the work, oversee the vendor on-site, and ensure the repair is completed correctly.

  • Develop a deep understanding of the property’s systems and become the internal expert on how the home operates.

  • Support general property projects, installations, improvements, and seasonal maintenance.

  • Assist with hands-on property needs wherever required, including outdoor work and physically demanding projects.

What We Are Looking For

  • Significant hands-on experience in facilities maintenance, property management, engineering, construction, mechanical trades, or a similar field.

  • Broad working knowledge of plumbing, electrical, HVAC, mechanical equipment, pumps, pools and spas, carpentry, and general residential repairs.

  • Strong diagnostic and troubleshooting skills.

  • A genuine “fix-it” mentality and enjoyment of hands-on work.

  • Resourceful and curious, with the ability to research and solve unfamiliar problems.

  • Comfortable working independently and taking ownership of problems from identification through resolution.

  • Willing and able to work outdoors in varying weather conditions.

  • Physically capable of performing hands-on maintenance work, including lifting, climbing ladders, bending, kneeling, and working in mechanical or exterior areas.

  • Highly observant and proactive, with strong attention to detail.

  • Organized and able to manage preventive maintenance schedules, projects, tools, parts, and documentation.

  • Professional, discreet, trustworthy, and comfortable working in a high-level private residence.

There will absolutely be situations where specialized vendors are necessary, and good judgment about when to bring in outside expertise is important. However, success in this role will be measured in large part by the ability to solve problems, complete repairs, and maintain the property in-house whenever possible.
