Position: Property Manager

Location: Bridgehampton, NY (Live-On-Site OR out if local)

Salary: $140,000 - $170,000

Overview A UHNW family is seeking an experienced and highly capable Property Manager to oversee the day-to-day operations and long-term maintenance of their oceanfront estate in Bridgehampton. This is a live-on-site role, managing a main residence and guest house, requiring a hands-on, detail-oriented professional with a strong background in private estate management.

The ideal candidate will bring a minimum of 10+ years of experience working in high-end private homes, with a proactive approach, strong leadership skills, and the ability to maintain a property to the highest standard year-round.

Key Responsibilities

• Oversee the full operation and maintenance of the main home and guest house
• Manage and supervise all vendors, contractors, and service providers
• Coordinate and oversee routine and preventative maintenance across the property
• Maintain detailed records of systems, service schedules, warranties, and inventories
• Ensure the estate is always guest-ready and maintained to a high aesthetic standard
• Assist with project management, including renovations and property improvements
• Monitor budgets, track expenses, and ensure cost-effective operations
• Oversee security systems and ensure overall safety of the property
• Coordinate with household staff and provide support as needed
• Handle seasonal transitions and ensure property readiness year-round

Qualifications

• Minimum 10+ years of experience managing private estates or UHNW residences
• Strong technical knowledge of home systems (HVAC, electrical, plumbing, etc.)
• Proven experience managing vendors and overseeing projects
• Highly organized with strong attention to detail
• Discreet, trustworthy, and service-oriented
• Comfortable in a hands-on role with a no-job-too-big-or-too-small mindset
• Strong communication skills and ability to work independently

• Must be willing to live on-site full-time (separate accommodations provided)
• Open to candidates local to the Hamptons or those willing to relocate
• Valid driver’s license and clean driving record
